Common Causes of Water Damage in Residential Remodeling Projects

With our extensive experience in residential remodeling, we have identified several
common causes of water damage. One of the major contributors, particularly in the Pacific
Northwest, is the use of subpar piping materials.

  1. CPVC Pipes: If your home has CPVC pipes, this can be concerning. CPVC pipes are known
for their brittleness, making them prone to cracking.

Quick Tip: If you have CPVC pipes, and you need to turn off the shut-off valve, hold the valve firmly with one hand while slowly turning off the water with the other hand. This will help avoid unnecessary stress on the pipes.
  2. Poor Plumbing Work: Poor plumbing practices, such as the use of quick fittings or connectors, can often lead to plumbing and water damage issues. Quick fittings are usually a temporary solution and are meant to be used only in accessible areas where pipes are exposed.
  3. Copper Pipes: Copper pipes have been a reliable choice for over 100 years. However, if improperly installed or poorly soldered, they can develop ‘pinholes,’ which can lead to leaks and water damage. Proper installation and high-quality soldering are essential for copper pipes to perform optimally.
  4. PEX-A Pipes: In modern homes, PEX-A piping is the most commonly used material for residential plumbing. PEX-A pipes are flexible, lightweight, and have the ability to expand and return to their original shape, making them an ideal choice for homes in cold or freezing areas.

However, if not installed correctly, even PEX-A pipes can cause issues. For instance, if the pipe is bent too sharply, it can kink or crack. To avoid this, always follow the minimum bending radius guidelines (usually six times the pipe’s outer diameter).

Quick Tip: If the pipe kinks, it can be fixed with a heat gun. However, if the pipe cracks, it will need to be replaced. Always use bending supports or elbow fittings for tight bends.
  5. Waterproofing Issues: Improper or lack of waterproofing, particularly in wet areas such as bathrooms and showers, is another common cause of water damage.
Critical mistakes during waterproofing can arise from using low-quality membranes or not following the manufacturer’s instructions. Always ensure that high-quality waterproofing products are used and that the installation process is followed precisely to maintain warranty coverage. For overall connections, we need to use flexible joints such as: Waterproof sealant, Band or Mesh Tapes.
  6. Improper Glass Installation: Another frequent cause of water damage occurs during
shower glass installation. Sometimes, glass installers accidentally drill through
waterproofing layers beneath the shower pan or curb. This can lead to water infiltration
    and significant damage.

    Quick Tip:
If this happens, it is essential to seal the holes with waterproofing sealant or 100% silicone before securing the anchor and screw. For added protection, consider using Pre-Made Shower Curbs like the Wedi Shower Curb to prevent water damage.
